Attention to a building's physical requirements requires the coordination of a myriad of vendors from landscaping and janitorial to systems engineering and renovations. PCM has many strong relationships with contractors and vendors in the area. We negotiate bids and manage repairs, maintenance and construction.
We can advise owners on whether repair or replacement will best cure a recurring issue and how to do so in the most cost effective manner while minimizing disruption to tenants. Next, we provide inspection upon completion to ensure proper execution of work performed.
PCM believes every asset merits a hands-on, customized strategy that is in line with our clients' objectives and in tune with their tenant profiles. We perform market analysis, professional negotiations and build long lasting tenant relationships to enhance the value of our clients' asset.
In addition to working proactively on the lease expiration and renewals, we support future leasing efforts by routinely soliciting tenant feedback and taking action. This open dialog and emphasis on face-to-face casual interaction improves word-of-mouth discussions among tenants and can help property marketing efforts. We will always be people driven and client focused.

Leslie Been is a licensed real estate broker with over 22 years of Commercial Management experience. Leslie has been a consistent top producer in Southern California. Ms. Been began her career in banking and was elevated to Vice President in commercial real estate lending. She also worked as an auditor for the FDIC performing asset evaluations during the savings and loan crisis. She has lived in the Conejo Valley for over 30 years with strong ties to the community. Leslie’s success is due in part to her strong work ethic, expert market knowledge and timely responsiveness to all Tenant issues. She provides building owners with financial reports, property summaries and updates on leasing activities on a regular basis.

Melissa joined our team in March 2020. Melissa was employed as a construction office manager and has experience working for many years as a financial applications manager for a multi-billion dollar medical device company. Melissa brings positive energy to the office with an emphases on tenant relations. Melissa is also a licensed notary, and offers her services for any of our tenants.
